Accompany prospective tenants to view your property. (Sometimes a spare set of keys leads to a quicker let)

Shortlist tenants and obtain references from employer, previous landlord and character references.

Execute both tenancy agreement and notice of shorthand tenancy. The agreement is to be signed on behalf of the landlord by Empire Estates as being appointed agents.

Before the tenant has checked in Empire Estates will draw up a free inventory.

The utility accounts at the property are to be transferred to the new tenant, this also includes council tax.

Empire Estates will arrange collection of rent.

We will submit an itemized monthly statement together with a cheque net of any disbursements direct to the landlord.

Any
necessary repairs will be carried
out according to the agreement
with Empire Estates.

Any cost that exceeds that agreement we will seek landlords approval, unless urgent repairs are needed.

During the tenancy the property will be inspected every month.

Any untenanted property will not be supervised unless a special arrangement is made.
